Here’s the key changes in health and amenity for NCC 2022.

We’re providing a series of articles to give you a snap shot of some changes that may impact your work when NCC 2022 is adopted by states and territories.

Open up the NCC, and we’ll step you through some of the key changes to the health and amenity requirements in NCC 2022.

Remember, NCC 2022 also has a new referencing system. We’ve included both the new and the previous NCC 2019 references, to help you identify what has changed.

Health and amenity format changes (Volumes One and Two)

In Volume One, Part F1 has been divided into 3 smaller Parts to make it easier to follow. The Parts are:

  • F1 Surface water management, rising damp and external waterproofing.
  • F2 Wet areas and overflow protection.
  • F3 Roof and wall cladding.

Table F1.7 from NCC 2019 has also been restructured to meet web content accessibility requirements. You can find this content in Specification 26.

In Volume Two, the DTS Provisions for wet areas and external waterproofing have been divided into 2 provisions. This change is to improve readability and clarity of the provisions.

The first, H4D2 (2019: 3.8.1.1, 3.8.1.2), sets out where protection is required for wet areas. The second, H4D3 (new for 2022), sets out what materials must be used and how they must be installed.

Part 10.2 (2019: 3.8.1) of the new ABCB Housing Provisions also includes new DTS Provisions for wet area and external waterproofing.

Defined terms

In the Performance Requirements F1P1 (2019: FP1.1) and H2P1 (P2.2.1) and in the related DTS Provisions, the term ‘Annual exceedance probability’ replaces ‘Average recurrence interval’.

New defined terms have also been introduced to support the wet area waterproofing requirements in the ABCB Housing Provisions.

Surface water management (Volume One)

Part F1 includes new DTS Provisions for exposed joints on balconies, podiums and the like.

Wet areas (Volume One)

Specification 26 (2019: Table F1.7) new changes clarify the provisions for waterproofing and water resistance for areas adjacent to baths and spas, and the use of fibre-cement sheet flooring.

Accessible sanitary facilities (Volume One)

F4D5 Accessible sanitary facilities (2019: F2.4) clarifies the requirements for sanitary compartments suitable for people with ambulant disability.

Sound transmission and insulation (Volumes One and Two)

The Performance Requirements for sound insulation in Part F7 (2019: Part F5) and H4P6 (2019: P2.4.6) are now quantified.

AS 3740 Waterproofing of domestic wet areas (Volumes One and Two)

The 2021 edition of AS 3740 (Waterproofing of domestic wet areas) is now referenced in NCC 2022, replacing the 2010 edition.

Condensation management (Volumes One and Two)

Changes to the condensation provisions are coming soon. Once released, we’ll cover these changes in-depth through a separate article.
